Pacific Marina Development sure seems interested in taking on this risk. They're certainly better at it than BYC would be, but they seem extremely confident that it would be a profitable venture, and that includes docks A-E which are in far worse condition than O-dock.
I also do not believe at the present membership of 300 that the BYC could fill the O Dock much less the O and N docks, which would put the Club in competition with the City or whoever is running the marina to fill those empty slips.
Not all the O-dock berthers have to be BYC members right away. Eventually, BYC membership might become a requirement for new O-dock berthers, and that would work wonders for increasing BYC's static membership numbers.
Finally, there is the privatization talk. Anyone wanting to bid on the Berkeley Marina is not going to want to give up almost 20% of the slips to another party.
840 berths is not as attractive as 1000, but it's still a reasonably big marina by their standards. Of corse if they sign on first, it's unlikely that they would want to give anything up, so if BYC is interested it has to get moving on this.
